    EARTH WORK For Basement earth will be excavated as per structural drawing and 9” Brick walls will be constructed PCC Reinforced Cement Concrete will have cement, sand and blue metal mixed in a ratio of 1:2:4. This along with steel reinforcement will be used for the construction of column footings, columns, roof, slab beam, lintels, loft, and sunshade and kitchen platform. BRICK WORK All outer walls will be 9” thick and made of country brick using cement mortar. The ratio of cement and sand will be 1: 6. Partition walls will be made as per requirement. PLASTERING All walls will be plastered using cement mortar comprising of cement and sand mixed in a ratio of 1: 4. The inner walls will have smooth finish while the outer will have a rough finish. WALL FINISH All plastered surfaces will be putty finished and painted with 2 coats of Acrylic emulsion and equivalent over 1 coat of primer and the outer walls will be painted with two coats exterior paints and one coat of white cement. DOORS Main door frame and all bedroom door frames will be of teak wood with a cross section 5”x3” and 4”x 2.5”respectively.Bedrooms and Bathrooms will have readymade paneled flush doors. DOOR FITTINGS All door and wooden surfaces will be painted with 2 coats of synthetic enamel paint over one coat of wood primer. Entrance Door will have a varnish coat. FLOORS Vertrified Tiles Flooring 800*800mm will be laid in all places except bathrooms.Bathroom floor will be finished with anti-skid ceramic tiles. LOFT Open loft will be provided in bedrooms on one side for a width of 2”. CUP-BOARD (Optional) All rooms excluding kitchen will havecudappah cupboards built upto the loft level for a breadth of 3”-6” and a depth of 2”-0”.In kitchen, the depth of the cuddapah cupboard will be 1”-0”. KITCHEN A Platform will be built in kitchen on one side by fixing black granite stone of 1” thickness over RCC slab. The depth of the platform will be 2”. In addition, the platform will also contain stainless steel sink with single drain board connected to floor drain. The wall adjacent to the platform will have glazed tiles dadoedupto a height of 4”-0” above the platform level. Kitchen tap will be of CP fittings. Provision for Aqua Guard will be provided. Provision for a round opening of 10”dia for fixing an exhaust fan. WINDOWS UPVC Windows (Fenesta or equivalent) and shutters of sliding type, containing 4mm thickness glass and security grills will also be provided. VENTILATORS UPVC Ventilators (Fenesta or equivalent) containing glass louvers. Ventilators will also be provided with security bars. GRILL FINISH MS Grills will be painted with two coats synthetic enamel paint (Nerolac, Berger or equivalent) over one coat of steel primer. TOILET The Washbasin, Toilet and water closet provided in the toilet will be ISI marked Parry/Hindware or of any other equivalent brand and will be matched to colour of tiles fixed in the bathrooms. The other amenities available in the toilet will be hot and cold water outlet and shower along with control valves made of Jaquar or equivalent. In addition, separate inlet and outlet water connection will be made available for fixing a geyser. ELECTRICITY The electrical points to be provided in each flat are as follows: Hall 5-Ligth points Drawings/Dining 2-Fan points 2-5 Amps points Kitchen 2-Light points 2-5 Amps plug points 2-15 Amps plug point Bed room/study 2-Light points 1-Fan point 2-5 Amps plug point A/C Points Toilet 1-Light point 1-15 Amps plug point Balcony and in front of the flat 1-Light point There will be Three phase power supply system with separate meter for each flat . The panel board will be covered with welded mesh or glass cover for safety. An inverter wiring will be done for each flat. Modular switches will be provided. Deposit to TNEB is payable by the customer and will be maintained in the name of the customer only. Back-Up for common Areas and Lift Will be provided as per required capacity. STAIRCASE Marble/Granite Tiles or as specified by the Architect. DRIVEWAY AND OTHER EXTERNAL AREAS Cement PCC/ Granolothic flooring or as specified by the architect. SUMP 13,000 Ltrs. Capacity and as CMWSSB guidelines. PUMP 2 Nos. HP single phase pump one for sump and other for borewell water for each Block. TERRACE WORK The terrace will be laid with country tiles of size 6” x 3” x1” on top of brick jelly and lime above roof slab. The parapet wall will be built for a height of 3’6” and their thickness will be 4.5”. Provision will be made for collecting rain water and conserving it. WATER SUPPLY A borewell will be constructed in the site. The water from it can be pumped upto the over head at the terrace using an ISI marked suitable pumpset. The over head tank will have separate compartment for well water and corporation water. The pump for lifting the water from the under ground sump will be an ISI marked suitable pumpset. The water pipe lines will be ISI marked suitable pumpset. The water pipelines will be ISI marked UPVC pipes of 1”dia laid in open with necessary control valves. LIFT Otis/Johnson/Kone or Equivalent 8 Passenger CCTV security cameras and intercom systems will be provided.
