Common Lobby
Each tower will have a luxuriously furnished lobby in the ground floor with granite / vitrified flooring with inlay works
In the landing area of all other floors, flooring will be of joint less ceramic tiles with inlay works
Walls will be with putty finish with texture combination
Staircase will have hardwood top and mild steel rail
Staircase treads will be of marble and raisers will be of painted finish in all floors other than the staircase steps from ground floor to the first floor were the tread and raiser will be granite
This finish will render a very luxurious ambiance to this common area

Flooring and Dado inside the apartments
Entire living dining area will be of high quality vitrified tiles along with bedrooms
This will be of a light neutral shade, so as to merge well with any decor and furniture
Kitchen floor will be of vitrified tiles of darker shade
This will flow in to the work area also
A darker combination is selected for kitchen and work area to go well with the kitchen platform, which is black granite
Balcony flooring will be of ceramic tiles, which are anti skid in nature
Similar type of tiles will be used in the toilets for flooring
Toilets will have a dado of glazed tiles up to the false ceiling level
In the kitchen, decorative glazed tiles up to a height of 60cms above the granite platform will be provided
This will enhance the ambience and beauty of the kitchen and work area

Counters
The wash counter in the dining area will be of granite with the basin below the counter
All other counters in the toilets will have granite or marble as the material
The counters will be selected to match the overall colour combination of the tiles and fixtures

Sanitary and Plumbing
This consists of chromium plated fittings like sink cock, mixer tap, pillar tap, health faucet, overhead shower, angle cock, bottle trap for kitchen sink and dining wash basins
This will be of Jaquar Florentine range or similar to ensure a regal look to the entire apartment
Sanitary fixtures will be of Cascade range from Parryware or Hindware

Doors
Entrance door will be of teak with good finish and bedroom doors will be moulded doors

The exterior of the building will have high quality exterior emulsion paint on walls
All internal walls will be painted with plastic emulsion after applying putty
Ceilings are also with putty finish and painting by oil bound distemper
We will be providing very elegant cornice in living dining area
In the toilets false ceilings will be of E board and toilets also will have cornice made of medium density fiber
The overall painting effect will be of high quality to ensure a regal look

Electrical
Generated power will be provided not only in the common area but also inside the apartments
The total load of generated power provided inside the apartment is up to 1000 watts, for which there is no additional charge levied to the customer towards wiring
Switches are of modular in nature and of premium brands
Cable and wires will be of Finolex or similar brand
The distribution board will be of ABB brand or similar
Telephone cable, which is of three pair in nature will be provided for each flat

Lift
For each block there will be three lifts, out of which one will be a bed lift with a capacity of 13 passengers and automatic in nature
The other two will be fully automatic passenger lifts with a capacity of 10 passengers
The speed of the bed lift will be 1 meter per second and that of the passenger lifts will be 1.5 meter per second
All lifts will have infrared device for doors for safety and they are confirming to the standards of variable voltage and variable frequency
This technology ensures that the lift will stop and start smoothly and come to a stop with the same level of the floor, irrespective of the load in the lift
