I have shortlisted 2 projects for investment in Bangalore: Rohan Upavan and Purva Palm Beach. Please let me know the better option among the two.
Hi Shekhar, firstly, I would like to tell you that Rohan Upavan is a newly launched project and its expected completion is in Sep 2022. While Purva Palm Beach is an under-construction project which is scheduled to be completed in Mar 2019. At present, the project which is close to completion or the newly completed ones is very much in demand among investors in Bangalore. Also, Purva Palm Beach has garnered the appreciation of around 38% since launch and is expected to fuel more in coming time as this is a nearly completed project. So, investing here for the next 5-6 years will be a good option. While on the other hand, the demand for the newly launched project is not much there in Bangalore. So, its difficult to predict investment prospects of Rohan Upavan. Overall, Purva Palm Beach definitely seems to be a better choice for investment at present.

How are the current pollution and traffic levels faring around Rohan Upavan?
Hi Sreenivas, at present, the pollution levels are faring at moderate levels around Rohan Upavan which may have an impact on people having breathing issues or asthmatic patients. The effect may be more prolonged in senior-citizens and kids. As the project is located in proximity to major tech parks of Bangalore such as Manyata Tech Park, traffic issues could be there during peak hours. Also, this project is just 3 km away from Hennur Bagalur Road. However, as per a recent news piece which I have come across, the situation of this road is not good. There are plenty of potholes which affects traffic flow. Also, as Hennur hosts various educational institutions, this road sometimes gets jammed. Visit this project and area once and follow up with local residents to get an update on these issues.
