I have a budget of Rs 1.5 crore. Is this a good project to invest? Experts please suggest how much appreciation should I expect from this project?
Hi Shaan, right now, there are several 3 BHK options available in this project within your budget. However, in terms of investment, I would like to mention here that this project has seen a capital appreciation of just 0.62% since its launch. Nowadays, Real Estate experts recommend investing in recently completed projects as there is higher scope for appreciation and one can avoid GST as well. Also, projects which are close to any upcoming government infrastructure such as metro or any IT Hub showcases greater potential for capital appreciation. I am keen to purchase a property here, but not aware whether this is a safe project for residential purpose or not. Also, please tell me about the social and transport infrastructure around this project.
Hi Nikhil, the project is equipped with various safety features. Radiance Mandarin is a gated community. CCTV cameras keep a strict check on daily activities here. Intercom is provided to verify visitors entry with the societys residents. Security guards are present at the entrance as well as every tower. This is a Thoraipakkam based project which is located in South Chennai. Connectivity seems to be pretty good here as it is in proximity to major roads like 200 Feet Road, Old Mahabalipuram Road and MGR Main Road. Metro stations such as Ekkattuthangal, Guindy and Alandur provide excellent transport network to the residents of Thoraipakkam. This locality boasts of very impressive social infrastructure and there is no dearth in basic utilities. Few of the popular ones close to project are: Valachery Railway Station, Bloom Hospital, DAV Public school, ICICI Bank, Sea Emperor Restaurant, Government Museum, among others. Owing to good road network, there is no such major issue related to traffic congestion here.
