    By how much has the capital values appreciated/depreciated in Prestige Sunnyside in the last one year? Would you recommend buying a home at this time? Experts please share your opinion.

    Sir, according to data available with 99acres, capital values in Prestige Sunnyside project has seen a negligible upward trend of over 1.5 percent rising to Rs 6,400 per sq ft in Jan-Mar17 from Rs 6,300 per sq ft in the corresponding quarter of the previous year. The reason for appreciation in capital values is that it is a new project with possession handed over in 2015. However, since you need a property for end use, there is no right or wrong time. Had it been an investment, you would have had to think about the profit potential of the locality and project. Just make sure you conduct a physical site inspection of the property before purchasing it so as it get a better idea about the same.

    I am the owner of a 1750 sq ft 3BHK apartment in Prestige Sunnyside. Currently, I am getting a deal at Rs 1.2 Crore but I saw some advertisements where people are quoting a higher amount. Should I hold a unit for a little longer? Experts please share your reviews.

    Dear Ramesh Dattani, regarding your query, I had a word with one of the broker friends who informed me that cost of a 1750 sq ft 3BHK apartment is faring around Rs 1.2-1.45 Crore. The overall real estate sentiment in Bangalore is low and looking at the current slowdown in the market, if you are getting a decent return, then you can go ahead with the sale. Or else, wait for the market to revive in order to attract a higher appreciation. Although Prestige Sunnyside has seen an improvement of 15% in capital values from 2014 to Jan-Mar 2017, on a quarterly basis, the project has dipped by 4%. Is the price you quote for your house is based on additional work or modification youve made to the property, then you can command a higher price. However, if you are in a financial crisis, you can sell off the house immediately at a comparatively lower price.
