Foundation & Basement
Isolated RCC Footings and structure as per structural drawings
issued by the structural engineer. Plinth beam connecting all the
columns and below partition walls. Nominal height of basement
shall be 3' from existing road top level. Parking at 2' from road
RCC Beams and Columns as per the structural
recommendation with through Lintels Openings,
Roof Slab 5” thick, Drop Beam, Lintel 6”thick and
Sunshade 2” thick. Cement used for all RCC
and structural works would be “Ramco Supercrete”.
All RCC work in M-sand.
Roof height 10' from Floor to Roof Top for All Floors. Main
Wall: 9” thick AAC block work around in AAC Chemical.
Partition Walls: 4” thick with AAC blocks in AAC Chemical.All
blockwork in M-sand/AAC bonding paste
Main door and all door Frames shall be Teak wood.
Internal door shall befactory made Panel Doors.
Windows shall be UPVC windows of good quality
with MS Grills, painted with enamel. Toilet doors
would be WPVC Doors.
Ceiling Plastering in CM 1:3 Internal Plastering in CM 1:5 with
neat finish. External Walls in CM 1:5 with rough finish. All
plastering in M-sand.
Loft & Cupboard
Open RC Cupboard with Kadappa Slab and loft will
be provided in Kitchen & Bedrooms only without
Roofing would be done with 9"x9" Kerala tiles,
waterproofed to Proper gradient at no extra cost.
Flooring shall be Vitrified Tiles Size 2’ X 2’, joint free
for hall, kitchen and bedroom Johnson.
Toilet tiles would be of average Rs.35/sqft
laid upto 7' height. Tiles would be provided for Steps
and landing area also.
Platform 24” wide Black G20 Granite Top Slab, SS
304 Grade Single Bowl Sink. Wall Tiles 2’0” height
over the Counter top.
Handrail for staircase would be provided with MS
and finished with enamel paint
Fittings shall be of Jaguar and provisions provided for Geyser point and UPVC ventilator with
exhaust fan procision for Ventilation. WC Parryware Wall
3Phase wiring with Concealed conduit shall be provided with
required no. of fan and light points. Wires would be of Finolex
or Polycab brand, MCBs of Hager/L&T Brand. Switches of
Litaski or Legrand make. Internal concealed plumbing pipes
would be of CPVC material, and external piping would be of
UPVC of Finolex or Ashirvad make. Sewage and sullage
would be separately taken to the main chamber.
Shall be 9” thick 4’0” height from roof top level.
Interior walls shall be 2 coat wall Putty, 1 Coat primer and
finished with 2 coats of Asian Paints Tractorl Emulsion Paint.
Exterior shall be done with Asian Paints ACE and APEX.
ELECTRICITY : Meter Deposit and Development charges will
have to be borne by the Allottee. The fees payable to TNEB
will be including incidental expenses towards electrical
connection will have to be paid by the Party on Pro-Rata
WATER CONNECTION & DRAINAGE CONNECTION : Fees for
Metro Water connection, Drainage Connection and
incidental expenses have to be borne by the Allottee.

If any additional work is required to be carried out or extra
