I plan to purchase a premium 3BHK property near Sarjapur Road which would also give me good returns in future. My friend recommended me Mantri Espana. I want to know how has the price trends fared in the last one year.
Hi Mohan, I agree with Shambhavi the downward trend of 4% which the project in the last one year could be due to the implementation of reforms like RERA and GST. However, going by the general trend projects by reputed builders which are just 2 years old are considered a safe bet since such projects grow up to their full potential in the first five years.

At what monthly rent can I avail a 3BHK apartment in Mantri Espana? Are maintenance charges included in the rent? Also inform them how much security deposit do I need to pay.
Dear Udit, Mantri Espana offers spacious, well designed, luxury apartments that are equipped with premium amenities. I consulted my in-laws who owns a 3BHK apartment in this project and found that the property measures approximately 2700 sq ft and constitutes 5 bathrooms, 3 balconies and an attached servant room. He further informed me that the builder has provided very good specifications such as acrylic emulsion paint with roller finish on walls and enamel paint for internal doors and MS railings, imported marble floor tiling in living area, kitchen, bedrooms and passage, Fiberglass Reinforced Plastic (FRP) bathtubs, modular kitchen and ISI marked modular switches of Anchor. Plus, all CP fittings and sanitary fixtures in the bathroom are of Hindware/Jaquar. He informed that the prevailing rent for a 3BHK apartment in this society is currently faring around Rs 60,000 per month. Moreover, you need to pay Rs 10,000 as monthly maintenance charges and 8-10 months rent as security deposit which is refunded at the time of vacating the property depending upon its condition and if no repairs are needed.
