    Total Project Area1.49 acres (6.03K sq.m.)
    STRUCTURE oRCC framed structure with RC foundations conforming to BIS. o Pre-constructional anti-termite treatment will be provided under foundations, external perimeter of the building as per BIS for the entire structure. o Walls will be constructed using Autoclaved Aerated Concrete Blocks (AAC Blocks) from Aerocon or equivalent. o The height will be maintained at 9'8" from structural floor to floor. WALL FINISHES o Internal walls will be finished with gypsum plaster and wall putty (JK or equivalent) with Tractor emulsion or equivalent. o One "Highlight Wall" in the Living / Dining area with paint finish will be provided as recommended by the architect. o The toilet walls will be finished with ceramic tiles as recommended by the architect up to the ceiling height. Trims and profiles in PVC will be used to protect the edges of the ceramic tile. o Dado of 2' height above the kitchen platform will be finished with ceramic tiles of suitable size as specified by the architect. o Wash area will be finished with ceramic tiles upto 5'-0" height. o Loft will be provided in two locations in each apartment. o Exterior faces of the building including the balconies will be finished with cement plaster/Texture and exterior emulsion paint - Asian Paints (APEX ULTIMA PROTEK) or equivalent. CEILING o Ceiling areas of Living, Dining, Bedrooms and Kitchen & toilets will be finished with wall putty (JK or equivalent) and painted with Tractor emulsion. o Oonjal hooks will be provided in living / dining. FLOOR FINISHES o Living, dining and bedrooms will be finished with vitrified tiles -size, pattern and colors as suggested by the architect. o Kitchen, balcony & toilets will be finished with anti-skid ceramic tiles of suitable size. o 4" high skirting matching the floor tile will be provided wherever required. COMMON AREA FINISHES o Staircase & Lobbies will be finished with polished granite slabs/ granite tiles. Staircase and corridor walls will be finished with suitable ceramic tiles, as recommended by the architect. Trims and profiles in PVC will be used to protect the edges of the ceramic tile. o Lift Fascia will be finished with granite cladding as recommended by the architect. o Car park floor will be finished with concrete flooring. Driveways will be finished with cement tiles/pavers as recommended by the architect. MAIN DOORS o Teak wood frame with bottom threshold, 40mm thick teak veneer flush door with design as approved by our architect, iron mongeries as per approved brand, necessary architrave on both sides, PU polish. BEDROOM DOORS o Seasoned wood frame with 32 mm thick plain panel shutter with enamel paint on both sides, necessary architrave on both sides. TOILET DOORS o Seasoned wood frame with 32 mm thick plain panel shutter with enamel paint on front side, rear side finished with PU coating for water proofing, necessary architrave on both sides. WINDOWS o UPVC sliding windows will be provided in all rooms with M.S.Grills. FRENCH DOORS o UPVC sliding type french doors will be provided between living/dining and balcony. KITCHEN o Counter top platform (dry fixing) will be finished with 18mm thick granite slabs 2' wide at a height of 2' 9" from the floor level and provided with stainless steel single bowl sink with drain board. o Wash area will have single bowl stainless steel sink and provision for fixing washing machine. o Provision for fixing an exhaust fan, microwave, fridge, mixer, grinder and aqua guard will be made. COMPOUND WALL o 5' high Compound wall will be provided as specified by the Architect. LANDSCAPING o The entire project will be suitably landscaped. WATER o Underground RCC sump of adequate capacity and overhead tank with a partition wall for drinking / domestic water will be provided. o Water Treatment Plant (WTP) will be provided as recommended by the consultant. SEWAGE TREATMENT PLANT (STP) o Common Sewerage treatment plant will be provided as recommended by the consultant. Treated water will be circulated for flushing in toilets and for landscaping. UNWIND - SPORTS & RECREATION FACILITY o Fully fitted Air-conditioned Gym, Indoor games, Multi-purpose Hall & Swimming pool with party terrace will cater to the entertainment and fitness requirement of the residents. FIRE PROTECTION SERVICES o Fire protection systems designed and installed as per NBC and other necessary fire safety measures will be provided in compliance with the statutory norms as recommended by our consultant. BUILDING MANAGEMENT SYSTEM a CCTV, Access Control and Public Address System will be provided.
