This project is a part of Gaur City - 2 and is in very close proximity to NH -2. I would like to hear from those who have invested here. I want to buy it for self use though.

Gulnarazeez Hi Param, Gaur City 2 14th Avenue is located near sector 121 Noida in Noida Extension which is itself a developing residential node. The price of properties are quite affordable in comparison to other destination in NCR like sector 62, 50, 32 etc. The property prices here have been stagnant in the last year from Rs 3,400 per sq ft in Jul-Sep 2017 to Rs 3,400 per sq ft [Jul-Sep18]. Even, real estate experts are expecting that Noida extension will witness appreciation from 10-12 percent on capital price trends by 2022-25 considering the current market trends. Moreover, infrastructure projects that are currently in pipeline such as Knowledge Park V [Aqua line metro] will add on to the connectivity quotient of Noida Extension. So, if you are thinking to bag long term returns, you can think of investing here.

akshaybawejaakshaybaweja Hi Suruchi, Gaur City 2 14th Avenue is developing in phases and there are only 2 towers that have been delivered from builders end as yet. According to the ongoing availability and price trends in Noida Extension, a 2BHK rental apartment here starts with Rs 10,000 per month and most of the units here are semi-furnished so you need to keep a budget between Rs. 10,000 to 15,000 to rent a 2 BHK apartment. The maintenance charges here are chargeable at the rate of Rs 1.8 per sq ft.

harmanthakur Jivan ji, Noida Extension is one of the developing residential zones which has the potential to deliver returns in future. Lots of reputed developers have launched or delivered their respective projects, and some of them are Nirala, Mahagun, Antariksh, AVJ, etc. The availability of public transport is still a major concern here but when the metro extension route gets operational, things will be sorted to a large extent. Currently, Waves City Centre metro station is closest to the project which is around 7 km. Due to the competitive prices and proximity to office spaces in sector 132 and 62 makes it an ideal choice for working professionals. Moreover, if your motive is an investment only, you can easily get rental yields up to Rs 8,000-10,000 per month for a 2BHK apartment. Also, as per the realty experts, they are expecting a market revival by 2022-23 along with an appreciation of 8-10 percent on capital price trends. So, investing here might give you good returns, if you hold your property for 4-5 years.

Ravneet Hi Saransh, as per my knowledge investing in Exotica Dreamville can be a good option as it is not a very old project. Phase 1 of this project was completed Jun 2016, whereas Phase 2, 3 and 4 were completed in Oct 2016, Sep 2017 and Feb 2018 resp. So, you can expect that property prices will increase here for at least a tenure of 3-4 years. The project is located in Greater Noida West [formerly known as Noida Extension] which is a developing area and a part of Greater Noida. Due to the expansion of Noida metro to Greater Noida, affordability and superior connectivity, demand for investment in this region is sure to be on a higher side in the next few years. Still, before investing here, I would suggest you to take the advice of a reputed property consultant who holds a good share of knowledge about this area.

amit Hi Sanjeev, this project is currently offering 2BHK property within a price bracket of Rs 23 lakh - Rs 40 lakh [Phase 1] while phase 2 is still under construction which is expected to be completed by December 2023.
