Gaurav Hi Dharam, yes, there are plenty of units available for sale in Salarpuria Sattva Cadenza under new as well as resale type. The price of 1, 2 and 3 bhk units starts here from Rs 70 lakh and raises up to Rs 1.5 crore. This project was completed in Jun 2018. For buying property here, the construction-linked payment plan is offered by the builders end wherein at the time of the agreement, you need to pay 20% of the purchase cost at the time of agreement, and the rest of the payment will be paid in parts in accordance with the slab-wise construction. Overall, this can be considered as a safe project to invest as the construction is not very old. Also, capital rates have increased here for about 7% in the last 1 year. Moreover, Salarpuria Sattva Group holds a decent reputation in Bangalore. Coming to its location, this project is situated in Kudlu Gate which is a promising real estate destination owing to its proximity to Electronic City, which is one of the major IT hubs of Bangalore. RV Road to Bommasandra metro line is on the cards which is expected to be ready by Mar 2023 which will lead to a positive trend in property demand in Kudlu Gate also.

How good is Salarpuria Sattva Cadenza at Kudlu Gate in Bangalore? Please share your information about this project as I want to buy a flat here for end use.

Arjun Hi Ms Bhagwati, Salarpuria Sattva Cadenza seems to be a good option for end-use since it hosts utilities like gym, clubhouse, swimming pool, indoor and outdoor games, landscaped garden, yoga/meditation area, kids play area, clubhouse etc. Moreover, its surroundings do have a well-established network of social utilities like schools, hospitals, malls, banks, hospitals, hotels and restaurants. Some of the key ones such as Vinayaka Hospital, Total Mall, HDFC Bank, Windmills Craftworks, Hotel Ibis, etc. are just under 5 km. What I think really works positively for the project is its connectivity via buses to nearby key places like Electronics City, AECS Layout, JP Nagar etc. Kudlu Gate which is the local bus stop in the area is just 1.5 km from this project. Carmelaram and Belandur Road are the 2 railway station lie in proximity to this project. On the other hand, some other transport options like private cabs offer round the clock service. Auto-rickshaws are also available in Kudlu Gate, though their frequency is average.

KD Mani Hi Sreenivas, there are features offered inside Salarpuria Sattva Cadenza like landscaped garden, paved compound, a fountain which makes this project an eco-friendly one. Also, this project is surrounded by few lakes and parks such as Singasandra Lake, ITI Layout Park, HSR Layout-7 Park, and Kudlu Lake Park, which are present under 2-3 km radius. Safety wise, Salarpuria Sattva Cadenza is equipped with CCTV cameras at the entry/exit areas and throughout the periphery. Intercom is another major safety equipment being offered to the security guards through which they can communicate with the societys residents in order to assess the identity of visitors. Outside this project also, the location, i.e. Kudlu Gate seems to be quite safe. Police patrols this area atleast twice a day. It is already a well-developed location and lies close to Electronic City which is an IT Hub, and also the societies in Kudlu Gate are gated ones.

Sreenivas HI Rajdeep, home loan facility for Salarpuria Sattva Cadenza is approved by 3 banks namely Indian Bank, Canara Bank and HDFC Home Loans. While you are going to opt for a home loan, the GST [Goods and Services Tax] will be applicable only on the processing fee, and not on the amount which you are going to receive as a home loan from the bank. Certain factors affect your home loan eligibility such as your age, your profession income, property age, credit score, number of dependents, relationship with the bank, financial ability to rebate the loan etc. So, after considering all these factors, banks will sanction you an amount you are eligible for. A score of 750 or above assures the banks of the borrower having a good track record of making payments on time

Sreenivas Hi Gaurav, yes, you can get rental options within Rs 30-35 k in Salarpuria Sattva Cadenza. A 2 bhk apartment on rent here would cost you Rs 30,000 per month. To access all the facilities, you need to pay monthly maintenance charges of Rs 2,000. While signing the rental agreement, you also have to make a security deposit of Rs 3 lakh [i.e. 10 month rent] to the landlord while signing the rental agreement. Taking the consideration of residents needs, the builder has offered facilities like gym, clubhouse, swimming pool, indoor and outdoor games, landscape garden, yoga/meditation area, kids play area, clubhouse etc.
