GaganHI Venakayya, the stamp duty charges in Bangalore are 5% of the property's value, irrespective of whether the ownership will be in the name of male, female or both as joint owners. The registration charges are 1% of the property's price.
PulkitHi Jaskaran, while conducting online research about Shriram Blue, what I have found is that there is no metro station operational in Whitefield area. Currently, Baiyappanahalli is the nearest metro station which is around 10 km away from the project, which I think is not convenient enough. Also, Whitefield is one of the busiest areas of Bangalore since it is an IT Hub. . The Whitefield Main Road and ITPL Main Road which are within Whitefield locality remain the epicentre of slow moving traffic. Metro construction can also be cited as one of the major reasons behind the rising traffic. However, due to infrastructural developments such as upcoming Purple Line metro route between Baiyappanahalli to Whitefield which is slated to be completed by 2021 and also due to 8-lane Peripheral Ring Road, traffic levels will be lowered to a good extent. On the back of improved connectivity, Whitefield will surely attract end-users in the next few years.
SurajHi NIkku, Shriram Blue is strategically situated in Whitefield. Talking about its neighbourhood, it is in proximity to various important civic utilities such as schools, malls, banks, restaurants, hospitals etc. and is also very near to various employment hubs. Lake Montfort School, Government High School etc. are there within 1 km. Few hospitals such as Sri Ram Hospital, Patil Hospital, New Life Hospitals, and shopping malls/eateries namely Sanath Mall, Forum Shantiniketan Mall, Brigade Market, Niso Chinese Restaurant, The Courtyard Restaurant, etc. are also present in proximity to Shriram Blue.
Dharam SinghHi vansh, I have recently owned a villa in Bangalore itself in Whitefield. So, as per my experience, it depends on your need. So, I am sharing some of the pros and cons that will help to figure out if villas are a better option for you:
1. Ample open space: The villas probably have more open space designated to each unit for the garden, parking, play area, etc. and that too your own private space.
2. Villas are located in outskirts usually, and thats why they are less pollutant in terms of air and sound.
3. Good for long term investment if you have the patience for at least 7 years or more.
1. They are expensive than the apartment and are far from the city.
2. Rental yields from a villa are lower in comparison to an apartment as they are located in a remote area that is far from the main city and renters prefer to stay close to their workplaces.
3. Higher maintenance cost as the units is limited in villa projects. Thus, the overall maintenance cost raises per unit in such projects.
