naina gupta Hi Sadhna, property rate of any residential flat depends upon factors such as locality, connectivity closeness to highways, service lines, facilities available and public transit which is different from state to state & area. Please mention the exact location of your house to know the current property rates. You can confirm the property rates from the local broker in your area.

Dheeraj Hi Gaurav, Stamp duty is a form of tax which the state government levies on property transactions. A homebuyer needs to pay stamp duty in order to attain legal evidence of a property ownership. Registration charge is a fee which a homebuyer needs to pay above stamp duty to the property registered on his/her name. A registration fee is always paid on the basis of ready reckoner rate or the agreement value whichever is higher. Stamp duty and registration charges varies from state to state. For e.g. in Delhi, the stamp duty for males in Delhi is 6% of the property value, whereas for females and joint owners, it is 4% and 5% resp. and the registration charges in Delhi are 1%.

Dheeraj Hi Rajat, the average cost of residential apartments in Badlapur West is Rs. 2,975 - 3,400/sq. ft. To evaluate the selling price of your property, you can follow these steps: 1. Check for property options in your area which are similar to your property in terms of age, size, location and construction style. You can look out for such options on property portals. 2. Now, shortlist 3 options which are identical to your's in each and every respect. If you are not able to find such options, you need to make few adjustments to the sale price. Suppose, if a property is offering extra amenities, then its cost will be higher. Similarly, if a property doesn't have car parking, its price will be comparatively lower. 3. Once the comparisn is drawn between 3 options, adjust the final price by adding or reducing the costs mentioned in the above step. If the property is new and has some extra features, it might increase property's price. 4. Add sale price of 3 options and get an average. The final amount that will come out will be the market value of your property.

Also, the government has given builders an option to either opt for the new GST rates or continue with the old rates and avail the input tax credit benefit. Therefore, I would suggest you to check this with the builder once.

ranjit rana Hi Shailesh! You can purchase a residential land in Hinjewadi of 2000 sqft area for Rs 7 lakhs -Rs 8 lakhs atleaset. Stamp duty and registration charges will be in addition to this amount. For investment puropose I would also suggest you to explore localities like Wagholi, Jejuri and Saswad among others in Pune. naina gupta Hi Gaurav, Stamp duty tax is charged by the state govt. on certain types of legal documents required to register the property which includes conveyance deed, sale deed, power of attorney & so on. It is utilized to establish possession over sale & purchase of a property that acts as proof in a court of law. In addition to that, stamp duty charges in India vary state wise & if the property is within the Municipal Corporation, Municipal Council, Gram Panchayat limits. Stamp duty is calculated on the total value of the property. Registration Charges is the fee for registering the property with the help of the Sub-Registrar of Assurances where the property is located that is payable over & above the stamp duty charges. It establishes the legal ownership of the newly acquired property. Registration fee is also different from state to state & some states have a maximum cap on registration charge. Registration fee is calculated at 1% of the agreement value or the market value, whichever is lower.

koena kashyap Hi Gaurav, stamp duty is a tax levied by the state government on any kind of transaction that takes place and is documented which include a conveyance deed, sale deed, power of attorney etc. It is calculated on the guide line value or market value of the property and is calculated on the basis of the value of the property and ownership type. You could consider the registration is a sort of processing fee for the registration of document by the government and is payable over and above the stamp duty. For example in Delhi, you are charged stamp duty between 4-6% depending on the type of ownership while registering property in Delhi you will need to pay a registration fee of 1%.

myra Hi Gaurav, both stamp duty and registration charges are applicable on property transaction wherein stamp Duty is the duty paid to the government on the current market value of the property and the registration fee is the process fee which is charged by the concerned authority.
