Dinesh Hi Mahesh, I'm Dinesh from Prodaacon Promoters. It should be good to go with minimal risk in terms of become liable to pay some penalty in future. You dont need to have any big fear in mind. Because, there are about 2.86 Lakh properties having deviation issues in their buildings and waiting to be regularized by the Govt. Apart, from other sources, it is being noticed that there are only about 97 apartments having no deviation and hold original CC & OC out of total 9000 apartments being inspected. Further, I can share lot of information related to this and guide you properly, if you could meet us. We also have multiple units available for sale with very good & attractive price. You'll really be surprised with the offers. Pratap Hi Suraj, , yes the project Prestige Kew Gardens is approved by Bangalore Development Authority [BDA]. At present, the project has availability of 2 bhk new as well as resale apartments with liveable area ranging between 828 to 1360 sq ft and their price range is Rs 78.5 lakh- Rs 1 crore. As you are interested in purchasing a property in this project via a home loan, you may get this facility from State Bank of India. However, do get your CIBIL score checked as this gives the bank a snapshot of your credit history and health and your ability to repay the loan on time.

Deepak Hi Tarun, stamp duty in Bangalore is 5.6% of the value of the property in urban areas, whereas, in Village Panchayat areas, it is 5.65% of the property cost. Registration charge is standard across all the areas of Bangalore which is 1% of the total or registered property value. The nearest airport around SNN Raj Etternia is Kempegowda International Airport having a distance of approx. 49 km, and is easily approachable via BMTC [Bangalore Municipal Transport Corporation] buses. Private cabs are also available at a decent frequency around this project. So, commuting to nearby places would not be a major issue if you shift to this project.

Dheeraj HI Vivek, the process of home buying involves requirement of following documents. Some of the documents include: 1. Sale Deed 2. General Power of Attorney 3. NOC [No Objection Certificate] 4. Sale Agreement 5. Property Tax Receipts 6. Encumbrance Certificate. Also, you may easily get details of the required documents online. Hope this information helps.

You should check documents like sales deed in the sellers name, latest tax paid receipt, you should check if there is any outstanding loan on the property, Khatta certificate and extract from BBMP, Encumbrance ceritficate till date of purchase, sanctioned building plan, occupancy certificate from the builder, copy of previous registered agreements. You can also hire a lawyer who can verify all the details on your behalf.
