Girish Cholayill what is the difference between a farmhouse plot and an agricultural plot?
Hi all, I am curious to know, what is the difference between a farmhouse plot and an agricultural plot? Can a farmhouse plot be used for residential purpose as advertised by many of the property dealers? Does one need to be a farmer or agriculturist to buy such land? Why are these plots sold at such low prices? Thanks in advance

Sahyadri Agriculture plot is meant to be purely meant for agriculture and Farmhouse is just another name for the same as an agriculturist would like to stay close to his farm land. Many dealers use this loophole to advertise agriculture land as farm house plots. You can only construct 1600 sq. ft on 1 Acre (40000 sq ft approx) of land. Since construction is restricted the rates of such plots are cheap. Also there are different zones applicable which should be checked out.

Girish Cholayill Thank you for the clarification Sahyadri. Just one more query, I have seen many adverts wherein the realtor has confirmed 100% construction for the land, is that not correct? If I buy a plot of 3000 Sq ft, what would be the area of construction allowed on such land? Also, as you mention the farmhouse plot is for the agriculturist to stay close to his farm land, can these plots be purchased only by the agriculturists?

Deepak Hi Gaurav, to get PMAY subsidy, first you need to track your eleigibility. If you are a household that belong to EWS or LIG category, then you may avail the benefits of the scheme. You can follow this simple guide to apply for PMAY: Step1: Visit the website: http://pmaymis.gov.in/. Step2: Click on the 'CItizen Assessment' tab. Step3: You will have 2 options under the menu, 'For Slum Dwellers' and 'Benefit Under Other 3 Component' Step4: Enter the Adhaar Card number and click on submit. Step5: Onvce entering the correct information, ypu will be redirected to a page where you need to fill in details such as ame, income, no. of family members, residential address, contact number, age of the head of the family, religion, etc. Step6: Once entering all the details, enter the Capcha code and click on submit. You can download the form for your convenience and save to track the status later.

raghavbhati Hi Rashmi, if the property is available for sale, get in touch with a property consultant and ask for the rental returns of the property as per ongoing trends. This will help you to choose the best investment option which will help you garner decent short term returns.
