May I know the average property rates in Whitefield area? I am planning to buy an apartment in Shriram Blue. What is the basic difference between carpet area, built up area and super built-up area? Which among these are considered as the basis while purchasing a property in a residential project?

Hi Aparajith, the average rate of properties in Whitefield area is Rs 5,500/sq. ft. Before taking the decision of purchasing a property, there are some terms in Real Estate which you needs to be aware of. Carpet area is defined as the portion which is enclosed within the walls. In an easy language, we can also define the carpet area as the usable area of a unit. The Built up area is defined as the carpet area plus thickness of walls and the balcony. On the other hand, the super-built up area includes the built-up area along with area of some common utilities like lifts, lobby, stairs, shafts etc. Mostly, builders used to charge for the super-built area of a property. However, the Real Estate Regulation and Development Act [RERA] has made mandatory to charge buyers on the basis of the carpet area. Is there anything else you would like to know?
