Through the Bhulekh Rajasthan portal, property owners and buyers can view and download the Bhulekh or Records of Rights (RoR) of land online. The Apna Khata Jamabandi Rajasthan portal provides a conclusive land-title system with a title guarantee to landowners. What is Bhulekh?
Bhulekh means land records, and under the Digital India initiative undertaken by the Government of India, all land records are uploaded online on the Jamabandi portal. The Jamabandi Rajasthan portal helps the State government maintain the land records online and prevent land-related disputes.
The Bhulekh Rajasthan portal was set up by the Revenue Department after the Rajasthan Urban Land (Certification of Titles) Act, 2016 was passed. The objective of this law was to provide State-guaranteed land titles.
What is e-Dharti?
The e-Dharti portal, also known as Apna Khata, was started by the Rajasthan government to curb land scams and provide easy access to land records online. This portal provides the Bhulekh Rajasthan or Records of Rights (RoR) of land online. It maintains the land records digitally and keeps property-related frauds in check. Besides, it also offers a host of services, such as easy access to land details, ownership-related information, and property in the State.
Online accessibility of RoR, also known as Jamabandi Nakal or Bhulekh Rajasthan, helps the State better manage the records and landowners can access the information anytime from anywhere.
How to view Bhulekh or Nakal Jamabandi on Apna Khata Rajasthan?
Step 1: Log in to the Bhulekh Rajasthan portal and select the district where the land/property is located. This can be done either on the map or through the drop-down menu.
Step 2: Once the district has been selected, you will be redirected to another page. From the map or the menu on the left side of the page select the tehsil of the property.
Step 3: Click on the village and the Jamabandi year for which the land records are needed (current or previous).
Step 4: On the next page, enter the applicant’s name, address, city, and pin code.
Step 5: To get a copy of the record, select one of the following options: Khata/ Khasra/name/ USN and GSN
Details required for accessing land records
Khata number is the account denoting the land ownership of all the members of a family. This number is also referred to as the Khewat number. Khata number can be used on the Jamabandi Rajasthan portal as one of the options to search land records.
Khatauni is also an account number that provides information about the members of a family that owned the land. It gives details, such as the land’s khasra number, the total area of the land, and the number of owners involved. With the Khatauni number, one can also get the details of all the Khasra owned by a landowner.

Can Apna Khata Extract information be used in court?
As mentioned on the official website, “The information provided is for general purpose only, it cannot be used as a certified/authorised copy in any court or office.” For getting a certified copy, the user needs a copy of the document from any prescribed kiosk.

The literal translation of Bhunaksha is a map of the land. This portal has been developed by the National Informatics Centre and is used extensively by landowners and prospective plot buyers for checking the ownership details of the property.
With the Bhunaksha Rajasthan website, you can know the exact size of a plot along with the owner’s name and other required details. Before entering into any land purchase transaction, prospective land buyers can verify the demarcations and any other legal information through the Rajasthan Bhunaksha portal.
