Dholera Special Investment Region (Dholera SIR) in Gujarat is expected to witness exponential real estate growth in the coming times. A few factors that are likely to back the trend include the rising industrial activity and the upcoming mega transport infrastructure projects.

Dholera Special Investment Region (Dholera SIR) is a new-age industrial city situated in Gujarat. It is being developed to offer world-class social, civic and transport infrastructure to residents and companies alike. The merits of real estate investment in Dholera SIR has long been a topic of debate. However, the events that have taken place in the last three months have reinforced the growth of a futuristic, well-planned metropolis that will set the standard for megacity's socio-economic and cultural aura in the future.

If you are looking for a real estate investment destination, go no further than Dholera SIR. Let us look at the top five reasons to invest in this city:

India’s Electric Vehicle (EV) manufacturing centre

The Gujarat government’s electric vehicle subsidy program has received much notice and acclaim, but there is something even more interesting for investors. The Gujarat government is providing EV producers with a lucrative special subsidy of 12 percent on fixed capital investment. It also aims to see two lakh EVs on Gujarat’s roads in the upcoming four years. When this is combined with Dholera’s infrastructural development and comparable investment possibilities sought by significant automakers, the area is expected to become a prominent EV manufacturing hub. This phenomenon will lead to the generation of employment opportunities in the area and consequent residential real estate growth.

To give credence, the Tata Group has announced its intention to build a lithium-ion battery manufacturing factory. In this regard, they have already purchased 126 acres of land within the Dholera SIR Activation Zone. Dholera SIR is also anticipated to gain from the Central Government’s determined efforts to turn India into a worldwide EV manufacturing powerhouse.

The flagship Special Education Region

The Gujarat Special Education Region (G-SER) has been added to the Dholera SIR project recently. This project is the first of its kind to employ a Public-Private Partnership (PPP) approach to power a global education centre. Until recently, Vallabh Vidyanagar in Gujarat’s Anand District was regarded as one of the best educational zones in the country. However, G-SER is now gearing up to raise the bar by facilitating the creation of world-class educational facilities linked to domestic and foreign educational institutions, thus bolstering the area's social amenities.

Upcoming Giga factories and Jio smartphone factory

At Reliance’s 44th Annual General Meeting (AGM) on June 24, 2021, Mukesh Ambani announced the development of four Giga factories and the launch of 'JioPhone Next' in partnership with Google. A Giga factory is a massive industrial setup capable of producing thousands of gigawatts of energy.

The developments at Dholera SIR have come as opportunistic news for real estate investors. Dholera will also host the manufacturing facility for 'JioPhone Next'. Google’s top brass has already begun surveying the area. If we combine this project's progress with the USD eight billion worth of Giga plants, we can see next-generation industrialisation taking place at Dholera.

The push for green energy alternatives

The world’s largest single-location 'Ultra Mega Solar Power Park' with 5,000 MW capacity has been planned in Dholera SIR after being approved by the Central Government. In the Dholera Special Industrial Region (DSIR), a solar cell manufacturing plant with a capacity of 2,000 MW is currently underway, with 15 MW already nearing completion.

Connectivity on a national and international scale

Dholera International Airport’s Phase 1 construction tenders have already been awarded, and Phase 2 tenders will be released soon. In addition, the Central Government has approved a proposal to connect Ahmedabad, Dholera and Gandhinagar via high-speed metro rail. The project will have two phases. Phase 1 will connect Ahmedabad to Gandhinagar, while Phase 2 will link Gandhinagar to Dholera via GIFT City.

Besides the metro corridor, the Gujarat government has granted the go-ahead for the State’s first monorail project, which will run between Ahmedabad and the Dholera SIR. The monorail will be an elevated structure, running parallel to the planned Ahmedabad-Dholera Expressway. The corridor shall have seven stations. Dholera is also part of the Delhi-Mumbai Industrial Corridor (DMIC).

Once complete, these transport infrastructure projects will pave the way for local and international travel, encourage development in the surrounding areas, and attract large-scale residential real estate investments.

With prominent businesses investing in Dholera SIR and projects like the International Airport already beginning to materialise, Indian investors should take full advantage of the unparalleled opportunity. The future seems bright for investors as Dholera SIR is expected to become the next Dubai.
