Tamil Nadu has finally launched the website for the regulatory authority formed as per the Real Estate (Regulation and Development) Act (RERA). All builders in the state must register with the state RERA before launching any new projects. Buyers may also file complaints on the regulator’s website.
The process of registration under RERA involves furnishing various details about the projects and making them publically accessible on the website. Some prominent information needed are details about the promoter and his firm, details about completed and ongoing projects, his experience in the real estate sector, etc.
In addition, details about any litigation on the land title and link to the developer’s website should also be shared. Documents to be submitted include authenticated copy of the building approval, sanctioned plan, layout plan, and other details of the project.
Further, real estate agents also need to register themselves with Tamil Nadu RERA and the applications can be made online. All information regarding the quantum of fees for registering layouts, residential, commercial projects, has been made available on the RERA website. The fees range from Rs 5 to Rs 25 per sq m, depending on the type of building.
