Step-by-step guide to post your property listing on 99acres

Step 1: Login into your 99acres account with the registered username and password.

Step 5: The property profiling requires you to enter all the details about your property, as shown in the image below. These specifics are crucial from a buyer’s perspective and help them in making an informed decision.

Step 6: People believe in what they see. Therefore, add some high-resolution photographs of your property for the buyers to review it. Make sure that the rooms are well lit and the areas are clutter-free when you click the photos. This would make your property look appealing and garner better response from homebuyers.

Be mindful that overpricing your property might reduce the number of leads generated on the platform. Quoting a higher ‘ask’ may put off the buyers and shift their focus on other properties offering better deals. Thus, be pragmatic and set a fair price. You may use 99acres ‘advice’ section to view the latest price trends in your locality.

Also, decide whether you want to include the additional charges in the quoted price or exclude them. These include Developmental Charges, Car Parking Charges, Base Prices, Preferential Locational Charges (PLC), Maintenance Deposit, Amenities Charges, Infrastructure Charges, Power Back up and Club membership.

If you include these charges, check on the ‘All Inclusive’ box or leave the box unchecked.

  • If the quoted value does not include the stamp duty rates, registration charges and other government taxes, click on the ‘Tax and Government Charges excluded’ box.
  • If you are open for negotiation check the ‘Price Negotiable’ box.

Highlight different features and amenities that your property incorporates as in the garden, extra storage space, spacious rooms and balconies and modular kitchen, among others. You may also list down the society facilities, such as Gymnasium, Clubhouse, Swimming pool, Jogging Track, Play area, Grocery shops and other conveniences. Underlining the infrastructure facilities around, such as workplace proximity, connectivity options and malls and entertainment sources nearby is also an excellent way to garner homebuyers’ attention and generate quality leads.

Step 8: Amenities in a residential area are extremely crucial for potential buyers. They keep close tab on the features and conveniences that sellers mention in their listings and often compare them with other properties in the market before finalising a deal. Thus, along with merely enumerating the amenities, add their pictures as well. Highlighting them will draw buyers’ focus and increase your property’s visibility.
