Regularised layouts to come under the ambit of TNRERA

The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has clarified that the amnesty scheme applicants need to approach the Authority for the regularisation of any unapproved plots. The move aims to safeguard the interests of the buyers.

In case of any discrepancies concerning the plot deviation from sanctioned approval, the buyers can file a complaint to TNRERA. According to the rules of the regularisation scheme, all the layouts previously regularised need to be registered with the Authority. The layout promoters also need to submit an application for registration with TNRERA.

According to TNRERA sources, the regularised layouts come under the purview of the Real Estate Act. As per The Tamil Nadu Real Estate (Regulation and Development) Rules, 2017 all the ongoing housing projects comprising of a minimum of eight units and residential layouts meant for sale should be registered with the real estate regulatory authority.

According to S Kanagasundaram, Former President, Association of Licensed Building Surveyors, Coimbatore, the development will provide safety for the buyers. The scheme offers a protective layer as the promoters cannot subdivide the plots violating approval.
