Chennai has recently been ranked as the fourth most liveable city in India as per the 2020 Ease of Living Index, thanks to emerging localities such as the suburban real estate entrant of Oragadam. This locality has been gaining traction due to various infrastructure upgrades, residential projects with state-of-the-art amenities and more.
With Chennai having already been a well-developed city for years and with subsequent congestion rising, there was a need to decentralise the economic activities and broaden the geographical boundaries to new peripheral locations. Companies and individuals are looking at moving to the suburbs in an effort to take advantage of all the resources the city has to offer. Oragadam, also referred to as ‘New Chennai’, is one such location in the suburbs that has been gaining traction.
Over the years, this industrial suburb has been living up to the Government’s Aatmanirbhar Mission by attracting MNCs and new real estate asset classes such as industrial parks and logistics, electronics, MSMEs and data centres due to its booming infrastructure and increasing foreign investments. New companies such as Motorola, Samsung, Dell, Apollo Tyres, and Yamaha are setting up in Oragadam, while existing companies such as Nokia and Daimler are looking at expansion plans in the city.
Strategically located between the Grand Southern Trunk Road (NH-45) and the Grand Western Trunk Road (NH-4), Oragadam allows seamless transport through the Vandalur-Walajabad Highway and Singaperumalkoil-Tiruvallur Highway. Additionally, the Union Budget 2021 allocated Rs 1.03 lakh crore to highway works while also having inaugurated Chennai Metro Rail Limited (CMRL) phase II worth Rs 63,246 crore that allows Oragadam to enjoy further connectivity.
The Tamil Nadu Government will also commence the construction of the 262 km and six-lane, access-controlled Bangalore-Chennai Expressway, which is built along the lines of the Mumbai- Pune highway and the Salem-Chennai Expressway, making the commute between the major cities easier and traffic-free. The work on the 20.3 km Maduravoyal-Chennai Port elevated corridor is also likely to begin this financial year, and this port could be re-designed into a double-decker project and have six to eight lanes.
The Tamil Nadu state government’s Rs 300 crore Oragadam Industrial Corridor Road helps connect Oragadam to Chennai city and other economic growth corridors. Kancheepuram district is expected to house the second Chennai airport, which lies approximately 1 hour 15 minutes from Oragadam. The Southern Railway is coming up with India’s second mega rail auto hub at the Singaperumalkoil station near Chengalpattu, merely 30 minutes away from Oragadam. The 300-acre aerospace park is estimated to create huge employment opportunity. The infrastructural developments give impetus to Oragadam morphing into an industrial and manufacturing hub in the South.
Oragadam has already attracted more than 22 Fortune 500 companies among other global conglomerates. Playing a pivotal role in rebuilding the state’s economy, Oragadam has attracted a considerably large workforce to take up residence in and around the area. The work-from-home trend started due to the COVID-19 pandemic and led people to return to Chennai. Having also been called an IT/ ITeS hub and having WFH as a possible permanent scenario, residents are looking to invest in larger and more spacious homes.
This has led developers to explore integrated townships to offer residents a holistic living experience. Fully equipped with retail, commercial, residential, healthcare, entertainment, best-in-class sports facilities and open spaces, Oragadam is living up to Chennai’s recent number one ranking in terms of quality of life in the 2020 Ease of Living Index. The residential offering in Oragadam includes apartments, villas, and villa plots at attractive price points, with a huge capital appreciation scope with the growing infrastructure and rising interest in the area.
Developers such as Mahindra Lifespaces, Casagrande, Tata Realty, Arun Excello and Hiranandani Communities have begun capitalising on this opportunity by offering residents township projects with green aesthetic landscapes and commodious residences. Oragadam is fully equipped with a buoyant and world-class social infrastructure, including Xavier Institute of Management and Entrepreneurship, Apollo Polytechnic College and Mahindra World School, among other educational facilities and JS Hospital, SRM Hospital and Hiranandani Parks Hospital and more in the healthcare infrastructure space.
After gradually transforming into an infrastructural and economic powerhouse, Oragadam augments business activities and opportunities for India Inc. It offers industries a chance to explore and expand into this bountiful location. The transformation has been allowing for massive job creation opportunities and consequent GDP growth for the nation. With these developments accompanied by a flourishing social infrastructure, New Chennai creates a better living index for its residents. Today, Oragadam has emerged as a new hotspot in the south, offering lucrative propositions for companies and individuals alike.
