Noida Authority New Plot Scheme 2024: About the scheme
With the festive season approaching, the Noida Authority is planning to make the celebrations more auspicious by launching a new plot scheme in Noida. Plots available in the upcoming Noida Authority Plot Scheme will be from different categories such as residential, commercial, industrial and institutional. The upcoming Noida Plot Scheme is anticipated to offer plots in various sizes and prices in the NCR’s promising real estate market – Noida.
The decision to launch a new plot scheme has been taken in a response to substantial number of plots lying vacant in Noida for over a decade along with plots vacant due to outstanding from the developers’ end. The authority has identified the vacant plots across different sectors.
With this initiative, the authority aims to include vacant plots unoccupied by previous owners in the city. Moreover, the approach to offer unused plots is expected to widen the land usage which will contribute to the overall growth of the city. The Authority will shortly launch the application process, plot sizes and prices of plots under New Noida Authority Plot Scheme 2024.

Given below are the necessary details which were applicable for citizens who applied for Noida Authority Residential Scheme 2023-
- The scheme will be conducted via e-auction
- The e-brochure and documentation fee was non-refundable and non-adjustable

Noida Housing Scheme 2023: Important details
The Noida Authoritylaunched the Noida Housing Scheme 2023 to reduce the inventory overhang in the city by offering 388 apartments across various budget segments. The Authority included flats that had previously been surrendered by owners or were unsold in the older schemes.
Launched as the Residential Built-Up Flats Scheme 2022-23 (H) (01) by Noida Authority, the purpose of the scheme was to reduce the existing stock across several sectors in Noida. The residential apartments belonging to Lower Income Group (LIG) were allotted through a manual draw system. However, apartments under other categories, namely Middle-Income Group (MIG), High Income Group (HIG) and duplex, were allotted through e-auction on ‘as is where is basis’.

Noida Housing Scheme 2023: Eligibility criteria
The eligibility criteria for Noida Authority Plot and Flat Scheme 2023 are mentioned below:
- The applicant must be an Indian citizen of 18 years and above
- Applicants must submit their PAN Cards
- In case of participating on behalf of an individual, ID proofs like Aadhaar Card/Voter ID Card/Passport/Driving License must be submitted
- The applicants and their spouses/children must not be full or part-holder of a Noida Authority property
- An applicant’s spouse or children are not eligible for separate flats under the scheme
Noida Housing Scheme 2023: How to apply?
Although the non-refundable and non-adjustable processing fee of Rs 1,180 (including GST) was the same for both draw and e-auction applicants, the application process varied as per the budget segment. Also, applicants submitted the registration amount/Earnest Money Deposit (EMD) of 10 percent of the base price of the built-up flat.

Noida Housing Scheme 2023: Registration process for LIG applicants
- The application form was made available free of cost on the official Noida Authority website
- The form was collected offline from the Noida Authority’s Housing Department at Sector-6, Noida
- The EMD amount was submitted at prescribed banks
- In case any necessary supporting documents were missing, the screening committee provided five working days to do the needful. Failure to submit within the stipulated duration led to disqualification
- Applicants were required to mention bank details like bank account number, IFSC Code and PAN number on the form
Noida Housing Scheme 2023: Registration and participation process for MIG, HIG and duplex applicants

- Applicants submitted the processing fee and the EMD for each advertised flat separately
- The minimum amount of each flat was allowed to set above the reserve price/ allotment rate during e-bidding
- The minimum incremental value during the auction was set at Rs 50,000
Noida Housing Scheme 2023: Payment details
- Successful applicants submitted 30 percent of the total flat price, post adjustment of the EMD, within 30 days of allotment
- The remaining 70 percent were paid in eight half-yearly instalments with the applicable interest
- Applicants who submitted full payment towards their flats within 30 days of issuing the allotment letter received some rebates
- The Authority refunded the EMD amount of unsuccessful applicants without interest within 30 days of the manual draw/e-auction

Noida Housing Scheme 2023: Allotment procedure
The results of the allotment were published on the official website, and the allotment letters were dispatched physically by the Authority.
In the case of e-bidding, the highest bid against the reserved/allotment price was considered. Applicants were allotted a single unit, despite multiple bids and EMD submissions.
Noida Housing Scheme 2023: Withdrawal and surrender
In case an applicant wished to withdraw the application, the same was done up to 72 hours before the draw/e-auction
- The EMD was refunded without any interest
- In case a successful allottee wished to surrender the flat post receiving the allotment letter, an amount of Rs 10,000 was deducted from the EMD. The remaining EMD amount was then refunded
- A flat cannot be surrendered after four years of allotment
