With the Lok Sabha elections all set to begin in a month, the political parties across the nation are busy launching their campaigns to clinch a win. On the other hand, thousands of residents in Noida and Greater Noida have geared up to use this crucial time to highlight their plight. In a unique campaign of their own, the residents refused to cast their votes until the local authority completes the registration of apartments they had bought decades back. 99acres takes a closer look at this concern of the residents and the possible solutions ahead.
Noida residents trying to make their voices heard
Residents of several major housing complexes in Noida and Greater Noida allege that despite getting their apartments a decade back, they are yet to receive their ownership rights. They had even made full payment for their flats years back. In an attempt to make their voices heard, the residents have covered the walls and gates of their residential complexes with posters saying ‘No Registry, No Vote.’ Some of these posters even mention Dr Mahesh Sharma, local MP and former Union minister, seeking his intervention to resolve the matter.
The protests have become prominent in multiple apartment complexes, such as Futec Gateway in Sector 75 and Gardenia Glory in Sector 46 in Noida, along with Nirala Greens, Himalayan Pride and Nirala Global in Greater Noida West.
While some residents complained about the pending apartment registry, others were dissatisfied with the apathy of the local development authority and the builder. Thus, the ongoing protest is an attempt to urge the government to speed up the process of apartment registry and issue ownership certificates.
The result and the aftermath of the protests
Currently, around 35 developers from Noida have signed up for Uttar Pradesh government’s rehabilitation package for stalled projects. The move is meant to offer relief to the builders from penal charges and interest incurred during the pandemic years. However, the relief package will only apply to the builders after they pay 25 percent of the re-calculated dues. Although it is expected to speed up apartment registry in years to come as, only 300 out of 1,400 apartments have been registered till now. Furthermore, out of the 35 developers who signed up, only 12 have cleared their dues so far.

Though the residents’ struggle for their rights is far from over, the consistent protests have brought some results. For instance, the developers of Nirala Greens have deposited 25 percent of the pending amount with the authorities. Even Himalayan Pride has recorded some success in the matter as the registration of three out of four towers is complete. The fourth tower with its 200 flats still awaits registration.
Meanwhile, residents continue to worry about their lack of ownership over the apartments. Per se, if anything unfortunate happens in the future, the residents will not receive any aid or assistance since they do not have legal property rights. At present, thousands of buyers are waiting for the registration process and hoping to find some resolve through their continued protest.
