To maintain the authenticity of land records and efficiently manage the land documents, the Assam government digitised all records related to land ownership and hosted it on the Dharitree portal also known as the Integrated Land Record Management System.
What is ILRMS Dharitree Assam portal?
The Assam Government has launched the Integrated Land Records Management System (ILRMS) or Dharitree, a portal that enables you to obtain all the records related to the properties in digital format. It is maintained by the State Government’s Department of Revenue & Disaster Management.
This department tracks, inspects, digitises, and manages the documents related to land records. It also provides cadastral maps to verify a property’s position in the state. A citizen can easily register and check documents online, besides taking out prints or know the status of applications submitted related to land records.
The ILRMS has four components – online system of issuing NOC for the transfer of immovable property, as required under section 21A of the Registration Act, Dharitri Assam - online system for updation of land records, e-Panjiyan – online system for registration of property, and online system for land revenue collection.
Documents, services available on ILRMS Dharitree portal
The documents and services offered by ILRMS are:
- No Objection Certificate (NOC)
- Land records or Jamabandi Assam
- Property registration
- Digitised Cadastral map or Bhunaksha
- Application status tracking
To avail these services, an applicant need to have detailed information regarding the land records such as district, village, dag number, patta number, pattadar name, name of the property holder, among others.
What is Jamabandi document?
Jamabandi is also known as Records of Right, and is prepared as part of land records in every revenue estate. It contains entries regarding Ownership, cultivation and up-to-date various rights in land. These documents are revised every five years when a Jamabandi is prepared by Patwari and attested by Revenue Officer.
How to view Jamabandi online on Dharitree Assam?
Here are the steps you need to follow after entering the official portal for checking Jamabandi records in Assam:
Step 1: Visit the official ILRMS portal.
Step 2: Find the option for ‘Land Records’ or ‘Jamabandi’ below on the homepage. You will be redirected to a new page.
Step 3: Choose the name of the district from the left side column. A list of circles will be displayed on the right side of the list of districts.
Step 4: Select a circle name. A list of village names will be shown on the right side of the circle list.
Step 5: Choose a village name. You will be directed to a new webpage. Enter Dag Number. Enter the Captcha number displayed on the screen and click on the Search button. You can also choose the option for searching land records by using Patta Number or Patttadar Name given as options right above the ‘Search’ tab.
Step 6: The expected list of results will be displayed in the section below. Choose the Land record Assam you have been looking for from that list.
Details required to access Assam land records on Dharitree
Here is a list of information you will need to check and access the land records in the Assam Government’s portal:
- Name of the district
- Name of the circle and village/city/town
- Name of Pattadar
- Dag Number
- Patta Number
The information can be gathered from the document holder or from the owner of a piece of land.
What if the land records are not available on Dharitree Assam portal?
If land records are not available on the Dharitree Assam portal, there are chances that information might be missing because Bhunaksha or cadastral maps of some villages are not available. You may need to visit the Revenue Office in your district to get this confirmed.
