Starting from October 1, 2024, civic services and property tax collection in the area will be handled by Ghaziabad municipal corporation. As per the signed MoU, GDA will transfer Rs 185 crore to the corporation to close the transfer officially.

GDA will initially pay Rs 70 crore to the municipal corporation within the next few days. This amount will be placed in a separate bank account and earmarked exclusively for civic improvements, including sanitation, solid waste collection, and street lighting.

Now, let us see how this handover of responsibilities will impact the Indirapuram:

Impact on Indirapuram residents

Indirapuram, which spans 1,222 acres and includes over 52,000 households, is one of the biggest zones in Ghaziabad. Currently, residents pay around Rs 30 crore annually in house tax, but after the transition as the sixth civic zone, the municipal corporation will also collect water and sewage taxes from the Indirapuram residents.

However, the handover of Indirapuram to the municipal corporation is expected to bring significant positive improvements as well. The most immediate impact will be upgrading essential civic services, including waste management, street lighting, and sanitation. The amount to be transferred by the GDA will be used by the corporation to upgrade the infrastructure and services in the Indirapuram region.

Indirapuram to become an investor-friendly hub

For potential investors, the municipal takeover of Indirapuram brings numerous opportunities. The area, already a prime real estate location due to its proximity to Delhi and Noida, will likely witness infrastructure facelifts.

The increased tax revenue from water and sewage services will help the corporation to improve and provide better facilities. This, in the long run, is set to impact the demand for residences in the area and enhance the property value in future.

In conclusion, Indirapuram’s transition into a municipal corporation zone promises substantial benefits for both residents and investors. With the new tax structure, the corporation is expected to boost its annual revenue by an additional Rs 42 crore that can be used for the upkeep of civic services. The move is expected to improve overall lifestyle and create a well-rounded surrounding for everyone.
