Despite the availability of various investment options in the market, including mutual funds, stocks and gold, land continues to be an attractive choice in India. Most of the investors prefer land over residential developments owing to its higher resale value and lower maintenance cost. However, amid the soaring encroachment cases, it has become indispensable to undertake due diligence and verify land records such as owner details, shape and size of the plot, location and existing mortgages to keep the legal battles at bay.
