Owing to the growing housing demand in Noida and Ghaziabad region, the Uttar Pradesh (UP) government has decided to build a new township, Harnandipuram, in Ghaziabad. In line with the existing Indirapuram township, the work on Harnandipuram Phase 1 is expected to begin by the first quarter of 2025. Let’s know what this highly anticipated township has to offer to the residents of UP and Ghaziabad.
An overview of Harnandipuram
Named after the Hindon River, also locally known as Harnandi, the upcoming township of Harnandipuram is a part of the CM Urban Expansion New City Promotion Scheme. It will also be referred to as 'Naya Ghaziabad' or ‘New Ghaziabad’.
On August 5, 2024, the GDA vetted the township map and highlighted its potential to transform the region. Following which, on September 23, 2024, the development authority announced the future course of the project with, Phase 1 work to begin by 2025. This will be the first major township development in over 15 years.
The Harnandipuram township will cover an area of around 1,300 acres, which will be nearly equal to the well-established Indirapuram in Ghaziabad. It will stretch from Pipeline Road in the north to Northern Peripheral Road in the east and Morta in the south, with the Hindon River flowing through certain parts.
The township will be located about three km from the Delhi-Meerut Road, behind Raj Nagar Extension. Around 5,000 residential units are expected to be built as part of the first phase. Most of the land for the project is currently agricultural and will be converted for residential use under the draft Ghaziabad Master Plan 2031.
The implementation process of the township
The implementation of Harnandipuram will follow a structured approach. Phase 1 of the project will focus on acquiring land from farmers and will be developed in stages. The GDA plans to acquire land from several villages, including Nagla Ferozepur, Mohanpur, Morta, Bhowpur, Atour, Champat Nagar, Shamsher, Bhenda Khurd, Mathurapur, and Shapur Morta. This process is estimated to cost around Rs 5,000 crore, which will be shared equally between the State government and the GDA.

Impact on real estate
The development of Harnandipuram is expected to significantly impact Ghaziabad's real estate market and neighbouring areas such as Raj Nagar Extension. It may lead to certain positive impacts, such as improved infrastructure, appreciation of property values, and a rise in demand. In fact, several developments in its vicinity, including Medi City, Logistic Hub, and Delhi-Meerut Regional Rapid Transit System (RRTS), will likely push the area's connectivity and overall liveability aspects. All these factors combined are anticipated to fuel residential and commercial investment in the locale.
To wrap up, the Harnandipuram township is a big step forward in Ghaziabad’s urban development. Along with townships such as Kaushabmi and Indirapuram, it will also deliver modern housing solutions. This upcoming township will likely create opportunities for homebuyers and investors looking to capitalise on the realty market of the region.
