Those who are interested in buying a property in Ghaziabad have a reason to rejoice with GDA offering more than 1,700 flats under its new scheme. These flats will be available across five housing schemes on a first-cum-first serve basis. The authority made the announcement on August 16, 2024 and stated this initiative to be part of GDA’s broader plan to address the region’s growing housing demand.

GDA Housing Scheme 2024: Eligibility criteria
Applicants must qualify the below eligibility criteria to apply for flats in various GDA housing schemes:
- The applicant must be a citizen of India.
- The applicant should be at least 18 years old by the last date of application form submission.
- People who have already registered in previous GDA schemes or already own a property in Ghaziabad may also apply by depositing the registration amount.
GDA Housing Scheme 2024: List of required documents
Applicants must have the below documents to apply for GDA’s Housing Scheme:
- Passport size photograph
- Reservation certificate
- Affidavit of Rs 10
- Digital signature
Once the registration is complete, the applicant will have to upload the following documents after reserving the property online-
- Application form (download it from the portal)
- Payment receipt (download after paying registration amount online)
- Bank statement showing the entry of payment
- Affidavit of Rs 10
- Photocopy of PAN Card
- Photocopy of Aadhaar Card
- Two passport size color photographs

GDA Housing Scheme 2024: How to apply?
The GDA will organise camps to facilitate the sale of these flats, aiming to dispose of vacant units across five schemes in a month’s time. At the camps, interested parties can directly inquire with GDA officials, ensuring smooth transactions.
Here is the application process to apply for flats in different GDA housing schemes:
- To apply under the first come first serve scheme, applicants first need to register themselves on the official website of GDA.
- After registration, the applicant needs to deposit 10 percent of the total value of the selected property.
- Applicant must have a passport-size photograph duly attested by a Gazetted Officer or Public Notary pasted on the application form.
- Once the applicant deposits the required registration fee for the chosen property, it will be marked as ‘sold’ on the portal, preventing other applicants from selecting it.
The selected property will be held for the applicant during the successful payment process for 15 minutes.
If the payment process is unsuccessful within the stipulated time, the selected property will be available for selection in the list for other applicants.
GDA Housing Scheme 2024: Allotment amount and instalment details
The allottee must pay 20 percent of the estimated flat cost (with the registration amount adjusted) via bank draft within 60 days from the date of the allotment letter, without any interest.
After the allotment, the remaining 80 percent of the amount will be payable with a 10.5 percent interest rate as listed below:

The amount pertaining to instalments can be deposited via online portal of GDA or can be deposited online through ICICI and HDFC banks. Moreover, applicants can also make the payment through Pay Order/ Bank Draft drawn at banks listed on the official brochure of GDA.
A grace period of 29 days shall be given for payment of allotment amount after the due date. If previous amount of instalment is unpaid on the due date, then no grace period will be permitted on the current instalment. Moreover, a 13.5 percent (10.5 percent interest +3 percent penal interest) shall be payable from the original due date.
GDA Housing Scheme 2024: Onetime payment discount
A 5 percent discount will be offered if the balance payment is made within 60 days of the allotment letter's issuance. If the buyer purchases more than one property, they will receive a 7 percent discount. However, this facility will not apply in cases of late payment.
