While capital rates have increased by around 11 percent since last year, rental rates have come down from Rs 15 per sq ft in Apr-Jun 2020 to Rs 14 per sq ft in Apr-Jun 2021. This is primarily because a large number of employees working in the IT/ITeS firms close to the locality have moved to their hometowns amid the COVID-19-led lockdown. A 1 BHK property in Bansdroni is available for rent between Rs 3,800 per month and Rs 5,000 per month. According to Subrata Roy, Proprietor, Nirmaan Udyog, Kolkata, “Bansdroni is emerging as a popular locality majorly due to its metro connectivity and proximity to employment hubs. A 1 BHK unit, measuring 450-500 sq ft, can cost up to Rs 22 lakh in Bansdroni and a 2 BHK flat, measuring up to 800 sq ft, is available at a price ranging between Rs 45 lakh and Rs 50 lakh. Investment potential

“Once the market resumes stability, property prices in Bansdroni are expected to increase at the rate of 10-15 percent in a couple of years. The locality is anticipated to gain due to the development of social conveniences, such as shopping complexes and markets nearby. Also, electricity and water facilities are now being well taken care of in this locality,” says Subrata. On the flip side, narrow lanes and vehicular congestion remain a cause of concern for the inhabitants of Bansdroni. Lack of developable land parcels for new development is another challenge that the buyers might face here. Keeping all these factors in mind, it can be said that Bansdroni is suitable for investment rather than end-use purposes at present.  A buyer willing to purchase a property in this locality is advised to seek expert guidance from a local real estate agent before signing on the dotted line.
