99acres lists the top performing localities in Hyderabad which recorded the maximum capital appreciation in the residential segment during the Jan-Mar 2016 quarter.

Similar to Chennai, Hyderabad is also known to be an end-user market. Although the overall capital growth in the city plateaued during Jan-Mar 2016 quarter, green shoots were visible in some popular micro-markets. Rakesh Sudam of Earthwide Properties shares that the city has always been known for its affordability quotient. With the localities in the city harnessing their maximum potential, this has given thrust to Mumbai-Hyderabad Highway (NH-9). It witnessed a spurt in demand and supply of affordable properties with mid-segment home buyers preferring to stay away from commercial space and yet close to it.

Here are the top five localities that have outshined others in terms of capital appreciation despite being affordable.

Pragati Nagar: Considered to be a quaint residential colony in Kukatpally, Pragati Nagar is strategically located along the highway. As per 99acres Jan-Mar 2016 Insite report, the locality recorded a four per cent appreciation in capital values. The reason for the growth can be attributed to the inclusion of the locality in upmarket Greater Hyderabad region, proximity to international airport, major IT/ITES, biotech and pharmaceutical companies and self-sustained social infrastructure, shares Sudam. In addition, the upcoming Hyderabad Metro Rail (HMR) Project will not only boost the connectivity but also provide an impetus for housing demand in this locality.

Kothaguda: Another suburban posh neighbourhood along NH9, Kothguda witnessed massive infrastructure developments owing to increased supply of residential and commercial properties. The locality has been an eye-candy for developers as well as home buyers due to proximity to the commercial establishments such as the financial hub, cyber towers, and Raheja IT Park. The locality also enjoys an easy connectivity to major locations in the city in terms of public transport such as state-run buses and Hafeezpet MMTS station in the vicinity. In terms of social infrastructure, the locality offers a plethora of entertainment and leisure options which are improving the quality of life for its inhabitants. Nizampet: It is one of the quickly developing localities in Ranga Reddy district. Despite the region facing a water crisis, the locality recorded a four per cent hike in capital values, as per 99acres Jan-Mar 2016 Insite report. One of the major reasons is the proximity to IT corridor such as HITEC City which has to the locality being preferred by working professionals. In terms of connectivity, the locality boasts of a strong public transport system with state-run buses providing seamless connectivity to all the major parts of the city in addition to HITEC City and Hafeezpet MMTS station in the vicinity. Further, a metro terminal and inter-city terminus has been planned at Bachupally which is expected to boost Nizampet further.

Nagole: One of the new upcoming peripheries in East Hyderabad, Nagole is popular for marble and granite stone business. As per 99acres Insite report, during the Jan-Mar 2016 quarter, Nagole recorded a four per cent growth owing to its strategic location between the two commercial hubs of Uppal and MP Nagar. This has led to the locality quickly developing into a preferred residential destination. Further, the upcoming Metro corridor has pushed demand for residential properties in the area. Sudam shares that many IT working professionals are shifting from LB Nagar and Dilshukhnagar to Nagole to enjoy direct metro connectivity to their work places in HITEC City.

Nanakramguda: Located in the west Hyderabad, Nanakramguda recorded a three per cent rise in capital values, as per 99acres Jan-Mar 2016 Insite report. The major reason for the spurt in demand for residential properties is its lush green quiet environment, proximity to IT hubs, namely, Gachibowli and HITEC City and seamless connectivity to ISB Road, Road No 2, Outer Ring Road and Gachibowli flyover and self-sustained infrastructure. To further boost the connectivity, Lingampally and HITEC City MMTS train station are also nearby.
