Commercial Terms:
» Unit nos. situation, approx. areas, rates/contributions, etc: these details are as per separate effective sheet- plan. The area mentioned in the plan attached here are as a part of the scheme. Brochure shows the carpet area of the plot. Common plots, roads etc. are no included the plot area.

» Schedule of terms of payment:

Down Payment Plan:
  • 20% payment of total amount due is payable at the time of booing.
  • Balance 80% plus maintenance, is payable within 60days of booking
  • Down payment rates will be applicable only if the entire payment including maintenance is carried made and membership formalities have also been out with in the stipulated time limit for down payment otherwise, installment rates shall be automatically applicable.
Installment Plan:
  • 20% payment of total amount due is payable at the time of booking.
  • Balance 80% plus maintenance is payable in eight equal monthly installments.
  • 10% extra amount to be paid in this option.
Additional Amounts To Be Paid Area As Under:
  • a) Rs 250/- for share capital Rs 5/- for entrance fee and Rs.19475/- for preliminary expenses, totaling Rs 20,000/- (Non Refundable), area payable per unit at the time of booking.
  • b) Adhoc maintenance charges @ Rs 50 per Sq Yard is payable, to cover common maintenance, repairs, common electricity burning, salaries, repairs and replacement of only common properties and other common expenses etc. for initial 48 months this amount is tentatively worked out on the bases of present rates of electricity and other expenses, this amount is payable irrespective of whether the plot built upon or not. This is essential in order to have minimum decent standard of maintenance if this amount is found to be insufficient to cover monthly expense, during the above period for the re after. Additional amounts shall be payable by each plot- holder to the management as and when asked for.
  • c) Stamp duty, registration fees, legal fees etc. will be paid extra as actual.
  • d) All fresh levies including services tax, other charges and expenses as applicable.
  • e) Expenditure towards electric power supply system for individual plot (I.E. GEB BACLE COST. SUBSTATION COST, RELATED CIVIL WORKS COSTS. ETC.) Will be N.B Variations are likely in areas, dimension, land status and layout, final amount payable will be as per the actual site area determined at the time of possession. Moreover, some changes may arise in boundary lines, plots, common plots, etc for upgrading the scheme and / or for incorporation expansion of the scheme. Building construction is to be completed in all respects with in the stipulated time as per various permissions and a per by law's/ regulations of Gandhinagar urban development authority/ Ahmedabad urban development authority/ Panchayat / town planning authority as applicable. Minimum margin of 15 feet form roadside and 10 feet form adjoining plots/ common plots is mandatory while carrying out any.
» Permission for Non Agriculture Use is obtained.

» Impact of town planning scheme (if implemented including betterment charges, at any time) is to be borne entirely by unit holder / allotee.

» project consultants ( society ) shall bare the rights to charges, expand or revise or abandon altogether extend ( incorporating additional land whether contiguous non-contiguous to the exiting land) the scheme or part of the scheme (including roads, road widths, areas and sizes and / or locations of common plots and rationalization of boundaries of some or all of the plots and / or the entire scheme) or any detail there of and make one or more sub division of any unit or combine two or more units and all such changes. Revisions, expansions sub divisions and /or combinations, additions, removals deletions, etc. shall be binding to all.

» All facilities are being provided, in mind future extensions of the project.
  • a) Acceptance of deposits towards booking of the unit is subject to the rules and regulations of the scheme, brochure application forms. Effective sheet/plan, commercial terms etc.
  • b) No plot will be considered allotted without payment of full booking amount, entire payment, including all additional amounts, is to be made before possession.
  • c) Rates are subjected to change without prior notice if any revision in rates takes place even when decision making is in progress or the full booking amount has not been paid, in that event, the revised rates shall be applicable.
» All payments by A/C Payee cheque/ Demand Drafts/ Bank slips only, payable at Ahmedabad and in favor of "Krishna Realtors" out of the aggregate sum total amount including everything payable towards the plot, a maximum of Rs 20,000/ Rupee twenty thousand only) can be paid in cash. No concerned person/ entity, related to the scheme, shall be bound or considered responsible for any cash payment made in excess of this stipulated limit of Rs 20.000 /- please insist for " on the spot" computerized receipt for any such cash payment.
