Doors

Main door
Indian Best Teak wood door frame & shutter aesthetically designed with melamine polishing and designer hard ware of reputed make. Brass hard ware in SS finish of standard quality with godrej latch or Aesthetic look Anititheft, pretreated, prefinish, powder coated, steel door, with high security lock & elegant wood grain finish.
External Door : Teak wood frame & flush shutter or pretreated, prefinish, powder coated, steel door.
Internal Door : Frames : Teak wood frame
Shutters : Flush shutters with two side Teak veneer polished with standard brass fittings in SS finish & Godrej Cylindrical Locks.

Windows

Teak wood frames, best Teak wood window shutters, polished inside & painted outside. MS grills & standard brass hardware with SS finish. Mosquito mesh with roller screening system in vertical sliding.
French windows opening into terraces, court yard shall be of best teak or powder coated with glass or UPVC (Fennesta) brand.

Painting

External
Good quality weather shield cement paint on three sides, Tecture & Wall Clading on front side.
Internal
Smooth finish with good quality Luppam, over a coat of Premier and finished with two coats of plastic Emulsion paint.

Sanitary &
Water supply

Two water connections, one for drinking water and one for common bore water shall be provided. Toilets shall be provided with one Indian w.c., and one Western w.c., with low level flush tanks with Parry / Hindustani Raasi. Chromium plated taps, showers shall be provided.Two wash basins shall be provided i.e., in one toilet & Dinning/Balcony. Provision for Geyser in attached toilet.

Electrical

Concealed wiring with adequate points including 2 -T.V., 2 -Telephone, 1-Fridge' and 1-Geyser point and 1-AC point in Master bed room in each house. Three-phase electric wiring shell be provided. Night lamp provision at foot level in Master bed room. Switches of Standard make.

Paintings

Colour washing oil bound distemper for interior walls & cement based paint for exterior surfaces (Uniform colour for all the Houses) and two coats enamel paints for doors & windows with luppam finish and french polish for main door.

Flooring

One Master Bedroom & Home theatre room with wooden flooring & remaining bedrooms, hall, dining in Marble Slabs / Granite Slabs.
Covered lobby & Kitchen with Vitrified Tiles of 2x2 Sizes.
Bathrooms - Ceramic non slippery Acid Resistance Tile Flooring.
Staircase - Polished Marble / Granite with Skirting.
Parking Area - Best quality cement based parking tiles over PCC bed.
