No Dude, I & my friend went over there this is my experience.
The representative first told me that there is only 1 flat available and all sold out Room on 5th floor.
Then I told him that we are 2 so we need 2 flats 1bhk and then he said to wait for 2 mins.
And then in 2 min 2 flats became available on 3rd floor. I was like wtf.
I asked them and they told us that the flats are on resale and they have been already bought up by others.
I asked who are the buyers.
They told me that they are the salesman sitting around.
So This is my conclusion that the salesman/representatives have take up the flats as their target sales.
They have inflated the price 30 laks for 1bhk.. wtf in Virar... 5-10 mins away u can get 1bhk for 13 laks and they are selling for 30 lakhs!!!
I agree the area looks a bit posh with all the proposed stuff but it is seriously overinflated. Buying at 30 laks now will not give any appreciation, until the whole surrounding develops. It will prolly be 7-10 years time till the surrounding areas go arnd 30 lakhs. There is mass construcion going in and around virar, vasai, naigaon, bhayander. These are already saturated enough.
Everyting thing is bought by investors. Make your own decision.
Sry bt i m not experienced, you can chk the Ionic City coming at virar.. I n my friend went to Naigaon E, Personally i liked that area its very quiet and not much overpopulated like virar/vasai/bhayander/miraroad.. you can go chk yourself. Mittal seems to be best builders there atm...
i am not aggryieng with u that u can get 1 bhk in 13 lacs near to it as having 6 month research in virar region also this global city virar area is the top most location in the western line to live in future considering space ,yazzoo park and a hundereds of developer has come 100 per aprc in 5 yr

While looking at the comments made by other friends, I am surprised at the view expressed by one of the members that you can get 1 bhk for Rs. 13 lakhs when the rate per sq feet quoting in Virar is in the range of Rs.4000-5000. Rustomjee is a very reputed builder and Global city is indeed a premium project hence you would have to pay a premium for getting a flat in the project. Apart from this thee are many other projects being undertaken by various reputed builders in Virar which are quite economical and investment worthy considering the current market price being quoted at Virar.
