Andheri East Mumbai

Andheri is a suburb of Mumbai city. The name is derived from the ancient Mahakali Caves. Like many other areas of Mumbai, Andheri too is divided by the railway lines into an East and a West section. Today this area has a population exceeding four million. It would not be inaccurate to say that this is by far the most densely inhabited suburb of Mumbai.

The eastern part of Andheri is a mixture of commercial and residential areas while the western part is largely a residential area. Most of the commercial activity takes place in East as it is an important industrial hub and several commercial centers are located here.  With the commercial driving the residential, this area has of late become sought after by people who prefer to live close to their work places. The average time a traveler takes to reach his or her work place situated in Andheri East is an hour or more. The need to reduce commute time is driving the demand for residential.

Says Gurpreet Singh Kohli, Managing Director, Gurpreet Estates, “Initially there was a problem of connectivity for Andheri East with the other areas. However, with the Metro connecting the area well, this has changed. A lot of residential activity has been taking place over the past eight years and this will continue to boost sales in the area.”
The Chhatrapati Shivaji International Airport is also in Andheri East. This is luring a lot of developers to make 5 star hotels for frequent travelers, Le Meridien and Hyatt are some of the noteworthy ones. With a fair amount of construction already underway, once these projects are nearing completion a price hike in the coming months appears to be imminent. Experts at 99acres also predict that the real estate business is going to flourish here with capital rates appreciating since April 2010.

The capital rates as of now are Rs 10,000 per square feet while last year the rates were Rs 8,000. Though the rentals have gone up marginally, the market is positive that they will increase in the coming months. The average rent rate for a 3 BHK currently is Rs 30,000 while in April 2010 rentals were around Rs 27,000.

Property demand in the area shot up since last 10 years. Initially it was just a commercial hub but now it’s turning out to be a hot spot for all.The price of an apartment which was Rs 20 lakh 10 yrs back is now 1 crores.
Mr Nilesh Desai, Proprietor, National Property says, “in the last 10 years the prices of the area have sky rocketed, the booked flat which was then priced Rs 35 lakh has now a resale value of Rs 1.35 crores”. He adds that all new project rates will also increase in the coming months.

From a resident’s point of view, Andheri East is safe, rarely offers electricity or water trouble. Says Banit, a resident of Andheri East,” this area is safe and every society has a guard deputed for it. This is the central point to Mumbai; hence commuting anywhere is not a problem.” There are local markets here where residents can shop for daily needs. The nearest shopping complexes are in Goregaon. Hospitals include Mukund Holy Spirit Hospital, Medicare (hospital)|Medicare, Jeevan Vikas Hospital also known as Harzarimal Somani Medical Centre, Sanjeevani Hospital, E.S.I.C. Model hospital, Seven Hills Hospital, Sunita Hospital, Aditya Hospital, Amardeep Hospital, J P Hospital, Parvish Nursing Home. Schools include Anjum-Noorul-Islam Urdu High School, Bombay Cambridge School, Andheri East, Canossa Convent High School - Andheri (East), Gurunanak Mission High School - Andheri (East), Divine Child High School. There is Pleazure - The Fun World, a park meant for recreational activities.
