Mumbai is a very expensive city when it comes to real estate. Finding an affordable place in main Mumbai is more than a stretch for the affluent, let alone the middle class. Hence, Kharghar which is a part of Navi Mumbai was conceived and constructed by CIDCO in the early 1970s. It is divided into 72 sectors and is located on the Mumbai-Pune highway.

An hour’s drive from Mumbai, Kharghar is close to the Central Business District of Navi Mumbai and is bound by two major highways and the Kharghar Hills.  While the area was considered difficult to access a few years ago, its recent increase in well-planned infrastructure is making it a favourite among Mumbaikars. This area started developing in 1995 and has a number of ready and under-construction projects both in the commercial and residential sectors. With so many new projects coming up Kharghar qualifies to as the third most developed node of Navi Mumbai after Vashi and Nerul.

RECENT DEVELOPMENTS
Kharghar is mainly a residential area but there is a large rural component since the first dwellers of this region were villagers. Approximately 12 villages are located in Kharghar. There is a combined population of 20,000 living in this area that appears to be almost like a hill station especially in the rains with all the green mountains that surround it from all sides.
According to experts at 99acres.com, the capital rates in the area are appreciating due to the Metro and Airport projects being cleared. Soon, the prices could be on an upward path as the Airport has been sanctioned and this has reinforced the confidence of investors in its long term profitability as an investment destination.
Ketan Tanna, who is a partner with Twincity Realtors says, “History of the last two decades shows that investors have always gained here in all the three horizons i.e. short, medium and long term. Inspite of the recent spurt in the property prices here, the rates are still on the lower side as compared to Mumbai property rates, hence more people prefer to invest here”.

CAPITAL/RENTAL TRENDS
In the residential sector, Hiranandani Complex (Crystal Plaza) and Kendriya Vihar are the oldest in Kharghar. The capital rates of the area are hovering around Rs 4414 to Rs 7619 per square feet. There are a number of premium residential projects sprung up in Kharghar. Recently Krishna Tower was launched here with the price range of Rs 4490 per square feet. 
The rentals in Kharghar are Rs 17,000-20,000 for a 3 BHK and Rs 9,000-11,000 for a 2 BHK. The area is still developing hence there are no availability issues as such; there is adequate supply in general.

FACILITIES
A number of malls are likely to be completed soon giving the avid shoppers new destinations to head to. These are GloMax near Kharghar railway station & Adhiraj mall in Sector 5, Prime Mall in Sector 12 and Shah Mall in Sector 20. There are adequate utility shops, departmental stores and super markets in every sector.
According to Vikram Tall, “Lush green surroundings all the year around and streams cascading down the Kharghar Hills in the monsoons is a treat to one’s eyes. No other township provides this kind of proximity to nature in the midst of core residential townships. Kharghar has perfect surroundings that help me to relax and unwind at the end of a hectic work day”.
Schools/institutions include AC Patil College of Engineering, AC Patil C.E.Management Studies & Research, Advanced Centre for Treatment, Research and Education in Cancer (ACTREC), Ryan International School (ICSE BOARD & IGCSE BOARD), Apeejay School (CBSE Board), Bal Bharthi Public School; Sector-4.(CBSE Board), Bharati Vidyapeeth College of Architecture, Bharati Vidyapeeth College of Engineering, Bharati Vidyapeeth Institute of Technology, Centre for Development of Advanced Computing - (C-DAC) Kharghar, Convent of Jesus & Mary High School (State Board), D.A.V. International School (CBSE board), GreenFingers Global School (CBSC Board), Harmony International School (CBSE & State Board), IIFT (International Institute of Fashion Technology), ITM Business School, K.P.C. English High School (State Board).
Soon a 200 acre sprawling Central Park, ISKCON Temple and the Golf Course etc will be constructed. These will be an attraction for the local residents. Hospitals include Om Navjeevan Hospital, Nirmaya Hospital, Advanced Centre for Treatment Research & Education in Cancer, Manas Hospital.
